Profile Creation: Before commencing the training program, we perform a comprehensive analysis with the prospective client to ascertain their current position, desired objectives, and underlying motivations. Subsequently, we conduct a risk assessment to identify the most suitable investment strategies that align with the client's profile and risk tolerance. We call this your PIP (Personal Investment Profile)
Time: This is a 6 week course [ 2-days a week | 2-hrs a day] that will be custom-tailored to your investment goals set within your PIP. These are held in the Regus at 111 Congress suite 500.
Training is broken in 6 parts:
1. Understanding Your Investment Sector(s)This involves identifying and analyzing the specific segment(s) of the real estate market where you plan to invest. It could include:Residential, Commercial, Industrial, or Mixed-Use Properties
Short-Term Rentals, Fix-and-Flips, Buy-and-Hold, Multi-Family Units, etc.
Training focuses on understanding the unique dynamics, risks, returns, and regulations associated with each sector so you can make informed decisions.
2. Market Statistics - Market statistics are critical data points used to assess the health and trends of a local or national real estate market. Key metrics include:
Median Property Prices | Rental Yields & Vacancy Rates | Average Days on Market (DOM) | Supply and Demand Trends
Training emphasizes interpreting this data to spot opportunities, assess risk, and predict future market performance.
3. Investment Sources - Investment sources refer to the various ways you can acquire capital or funding for real estate deals. This includes:
Traditional Mortgages & Bank Loans | Private Lenders & Hard Money Loans | Syndications & Partnerships | Crowdfunding & Self-Directed IRAs | Equity Financing (Using Investor Capital) | Debt Financing (Loans and Credit Lines) | Creative Financing Strategies (Lease Options, Seller Financing, etc.)

It involves:
MLS (Multiple Listing Service) Searches – Accessing properties listed by agents.
Off-Market Deals – Networking with wholesalers, realtors, and other investors to uncover unlisted opportunities.
Direct Marketing Strategies – Using tactics like direct mail, cold calling, and online ads to generate leads from motivated sellers.
Foreclosures, Auctions, and Tax Liens – Targeting distressed properties that may be available at a discount.
Analyzing Leads & Evaluating Profit Potential – Running numbers to assess ARV (After Repair Value), purchase costs, and potential ROI.Training focuses on developing a consistent deal-finding system, building a strong network, and using technology and data to identify the most promising opportunities.
6. Building Your Backup - Building your backup refers to creating a contingency plan and financial safety net to protect your investments from unforeseen circumstances.
It involves:
Emergency Reserves for Repairs & Market Downturns | Insurance Policies (Liability, Property, Title Insurance, etc.) | Exit Strategies in Case of Market Shifts
